Şirketinizden kısaca bahseder misiniz?

Ata GYO’dan söz etmeden önce kısaca Ata Holding’den bahsetmek isterim. Ata Holding Sayın Ertuğrul Kurdoğlu tarafından kurulmuş olup grubun kökleri Atatürk Barajı’na dayanmaktadır. Günümüzde Ata Holding finans, teknoloji, gıda, gayrimenkul geliştirme, lojistik, yapı malzemeleri üretimi, turizm, moda, ve dış ticaret alanlarında faaliyet göstermektedir. Grup, TFI TAB Food Investments ile Çin pazarına da açılmış olup 2012 yılından bugüne 1300 restoran adedine ulaşarak Burger King performans sıralamasında dünya genelinde 1 numaraya oturmuştur. Grubun gayrimenkul geliştirme ayağı olarak Ata GYO, 2012 yılında ticari gayrimenkul odaklı projeler geliştirme amacıyla kurulmuştur. 23,7 milyon TL sermaye ile kurulan Ata GYO, 5 yıl içinde aktif büyüklüğünü 100 milyon TL’ye çıkarmış olup günümüzde 86 milyon TL’lik gayrimenkul portföy değeri ile kararlı büyümesine devam etmektedir. Ata GYO grup şirketi olan TAB Gıda ile yakın ilişkiler içinde olmasının yanı sıra, kiracı portföyünü geliştirerek daha geniş kitlelere ulaşmak ve daha karlı projelere imza atmak adına Ata Corner isimli cadde mağazaları projelerini hayata geçirmiştir.

Bedri Kurdoğlu kimdir?

18 Ekim 1981’de İzmir’de doğdum. Ortaokul ve lise öğrenimimi Özel Bilfen Lisesi’nde tamamladım. Uludağ Üniversitesi İktisadi ve İdari Bilimler Fakültesi Maliye bölümünden 2005 yılında mezun oldum. Kasım 2006’da TAB Gıda’da Emlak ve Kiralama Müdürü olarak göreve başladım. 2020 Ocak ayından itibaren ise Ata GYO Genel Müdürü görevini yürütüyorum.

Ata Corner Lüleburgaz projesinden bahseder misiniz?

Ata Corner projelerinin ilkini Lüleburgaz’da faaliyete geçirdik. Projemizi kentle iç içe yer alan 4800 metrekarelik bir alanda, 14 adet mağazasıyla Lüleburgaz halkının beğenisine sunduk. Cadde mağazaları konseptiyle tasarlanan Ata Corner Lüleburgaz, özgün mimarisiyle göze de hitap etmekte olup kullanılabilirlik açısından da oldukça başarılı bir konumda olduğunu söyleyebilirim. Lüleburgaz Otogarı’nın karşısında, şehrin ana caddesi olan D-100 karayolu üzerinde yer alan Ata Corner Lüleburgaz’ı, kent ile yüksek bir etkileşim içinde olması amacıyla yerel halkın alışkanlıklarını ve gereksinimlerini dikkate alarak tasarlayıp hayata geçirdik. Marka karmasıyla da başarılı bir yol izleyen Ata Corner Lüleburgaz’daki marka mix’ini güçlendirme adına NTS Danışmanlık ile iş birliğimizi sürdürüyoruz. Ata Corner konsepti yeme-içme, temel ihtiyaçlar ve eğlenceyi kapsayan geniş bir skalada hizmet vermeyi hedeflemekte olup Lüleburgaz’daki çalışmalarımız da mevcut markalarımıza yenilerini ekleyerek, geliştirici-kiracı-ziyaretçi ekseninde maksimum fayda sağlama doğrultusunda ilerliyor.

Projede yer alan markalar hakkında bilgi verebilir misiniz?

Ata Corner Lüleburgaz, Aralık ayında faaliyete geçmiş olup halihazırda Burger King, Koçtaş Fix, PlayPark, A101 ve Kahve Dünyası gibi alanında lider markalara ev sahipliği yapıyor. Konum ve cadde mağazalarının kullanış kolaylığının avantajını üst seviyede bir deneyim ile ziyaretçilerine sunmayı hedefleyen projenin marka karmasında da mükemmeli hedeflediğimizi söyleyebilirim. Marka karmamızı oluştururken, alanında lider, ulusal ve uluslararası arenadaki başarılı markaları tercih ettik. Her biri kendi alanında birer anchor olabilen markaları buluşturarak, ziyaretçilerimize daha kompakt bir hacimde, hedef odaklı ve aynı zamanda keyifli bir hizmet verebiliyoruz. Markalarımıza da projemizin başarısına inandıkları için teşekkür ediyorum. Marka karmamızla iş birliğimizi artırarak sürdürmeyi hedeflediğimizi de belirtmek isterim.

Birçok perakende çeşidini bir arada sunarak bölgenin ihtiyaçlarına cevap verebilmek birincil önceliğimiz. Bunun bir sonucu olarak projemizde yer alan markalar da birbirini destekler durumda. Lüleburgaz ve çevre kentlerdeki çocuk ve genç nüfusu göz önüne alarak projemizdeki en büyük alanı PlayPark ile değerlendirdik. Toplam 1028 metrekareye yayılan 3 katlı PlayPark simülasyon, kiddie rides grupları, bilardo, dev softplay alanı ve oyun makineleriyle her yaştan “çocuk ve gence” hitap ediyor.

Koçtaş Fix, bölgedeki ulusal yapı market eksiğini doldurmuş olup Lüleburgaz’da tek olma özelliğine sahip. 450 metrekare alanda yer alan Koçtaş Fix proje bünyesinde yer alan geniş depo alanıyla da halkın talebini karşılayabilir nitelikte.

Türkiye’nin her ilçesinde her alan A101’in, projemizde de yerel halkın market alışverişi için mükemmel bir konumda yer aldığını söyleyebilirim. Projenin yer aldığı bölge konut ağırlıklı olduğu için bu bağlamda da hem projemizin hem de markalarının başarısına katkıda bulunuyor.

Yiyecek sektörünün lideri konumunda olan Burger King de projenin öne çıkan isimlerinden biri. Projemize olan güvenimizi grubumuzun amiral gemisi markasına yer vererek de gösteriyoruz. Bölgedeki genç nüfus için Burger King ve PlayPark güçlü bir odak noktası oluşturuyor.

Kahve Dünyası da projemizde yer alan bütün bu markaların bağlayıcı unsuru olarak bulunuyor. Yerli ve yabancı tüm tüketiciye hitap eden yurt içi ve yurt dışında mağazalarıyla toplam 450’den fazla noktada ziyaretçi ile buluşan markanın projemizde olmasından memnunuz.

Projemizde yer alacak yeni markalarla da bu sinerjinin korunması ve artırılmasını hedefliyoruz.

Neden corner konsepti?

Türkçe’de köşe anlamına gelen Corner konsepti şehirlerin yeni gelişen bölgelerine hakim ve tercihen konut ve okul bölgelerinde yer alan, ihtiyaca odaklı, kullanışlı kompakt projeler olarak tanımlanabilir. Ata Corner konsepti TAB Gıda markalarının caddelerde yarattığı hareketlilikten faydalanmak adına tasarlanıp hayata geçirildi. Lüleburgaz’daki ilk Ata Corner projemiz de cadde mağazası konseptiyle tasarlandı. Ata Corner konsepti, ziyaretçiyi yoran unsurlardan arındırılmış olarak popüler markalara hızlı ve kolay ulaşım ve keyifli bir deneyim vadediyor.

AVM ve Cadde mağazaları arasındaki rekabeti nasıl değerlendiriyorsunuz?

Açık AVM konsepti bir süredir gündemde. Sektörde farklı uygulamalarını da görebiliyoruz. Ancak ne olursa olsun yaratılan bu mekanlar yine AVM algısını ziyaretçiye yansıtmakta. Perakende caddelerinde hissedilen dinamizmi AVM’lerde bulamamaktayız. Aynı şekilde ulaşım ve erişim kolaylığı da cadde mağazalarında daha yüksektir. Ancak tüketiciyi de AVM’lere çeken bir çok sebep var. Farklı birçok markayı bir arada bulmak, ailece vakit geçirmek, yeme-içme ihtiyaçlarını karşılamak gibi.
